Barkan Asset Recovery

If your Florida property was sold at a tax deed sale, the county may be holding money that belongs to you.

Here is what most people never learn: when a property is sold for unpaid taxes, it often sells for more than what was owed. That extra money belongs to the former owner — you — but the county keeps it until you ask for it, and if no one asks in time, it can be gone for good. We find the people this money belongs to, and we handle the entire claim for them. No cost unless you get paid.

Meet David

David Barkan, founder of Barkan Asset Recovery

I'm David Barkan, and I started this company for a simple reason: every year, millions of dollars that belong to everyday families sit unclaimed in Florida courthouses — not because anyone did anything wrong, but because the notices go to old addresses, the paperwork is confusing, and the deadlines pass quietly.

My mission is to find the people this money belongs to before it's gone, tell them the truth about their options — including the ones that don't pay me a dime — and handle every step so they don't have to. If that sounds fair to you, I'd be glad to help.

— David Barkan, Founder · Clearwater, Florida

How it works

1. We verify your funds. We confirm directly with the county Clerk of Court that surplus money from your former property is still being held, and exactly how much.
2. We handle the paperwork. Claim forms, notarization, filing with the Clerk — we prepare everything and walk you through each signature. You never deal with the courthouse.
3. You get paid — then we do. The Clerk pays you directly. Our fee is a percentage of what you actually receive, capped by Florida law. If you recover nothing, you owe nothing. Ever.

Our promise

  • No upfront fees, no out-of-pocket costs, no exceptions
  • Fee capped at 12% by Florida law — in writing, before you sign anything
  • Every claim verified against official county records before we contact you
  • A real person, locally based in Tampa Bay — you deal with David directly, start to finish
  • 3-business-day cancellation right on every agreement, no questions asked

The honest fine print

You do not need us to claim your money. Under Florida law, you have the right to file a claim for surplus funds yourself, directly with the Clerk of Court, at no cost. We tell every client this before they sign — because it's true, and because our value is doing the verification, paperwork, deadlines, and follow-up for you, at no risk to you. Surplus claims are governed by §197.582, Florida Statutes, and may be barred if not filed within statutory deadlines.
